Comment: The team in Windridge is super helpful the staff is very friendly. I had the pleasure of working with Larissa. From the moment I came in to apply I felt at home she was very helpful. I loved her personality she was super friendly, knowledgeable about the community, and amazing when it came to answering questions in person or via email. The process was super easy when it came to applying and signing lease paperwork. We just moved in and are happy with our new home. Shout out to Antonio as well for helping with my remote controllers he was super helpful. Looking to a new chapter in our lives here are Windridge.

Comment: We have been living here for almost three months and at the beginning there were things that needed to be taken care of. I would like to commend Manny Perez for all the hard work he did in our apartment, making repairs, installing appliances, etc. Manny has excellent work ethic, willingness to help, a positive attitude and goes above and beyond to get the work done. He is very pleasant, respectful and a hard worker. Thank you, Manny, my husband, and I appreciate all your hard work.

Comment: Ive been living here for almost two years. The only complaint I have is parking. You get one garage spot and one pass for the parking lot. The parking lot is always full and sometimes I spend 20 minutes circling the lot trying to find a spot. Sometimes theres no spots close by and I have to park outside of the complex. The pass handle is small and sometimes falls off of my mirror. I get home pretty late sometimes and Ive had my car towed once because the pass fell off and I didnt notice. Its just very frustrating having to deal with the parking situation and also having to worry about maybe getting your car towed. If I leave this place, itll be because of the parking. If I have family visiting, they cant park inside the compex after 7pm or else theyll get towed so they have to park on the street and even the street parking is crazy. I really like this place but my car getting towed was really upsetting (and expensive). Ill update the review if anything changes.

Comment: Larissa in the leasing office is wonderful! She is very helpful and even if you walk in and she is busy with someone, she makes sure to greet you. The maintenance team is wonderful and gets to work orders rather quickly, they speak to you when they are there and are very nice.Parking is a hassle almost always, which can be very frustrating, but the community itself is great. Ill very much miss this place when we move on from here.

Comment: This is a great community! Recently moved in, and it has been great so far! The community is mostly well kept, the apartments are very spacious and clean. It is also great to have youre own garage. Parking is one issue, though. There is usually no parking inside, so you would have to go park on the street. The maintenance is very nice, but takes quite a bit to arrive. shout-out to Raul for always arriving to fix things!!I definitely recommend windridge! Great place 👍👍👍

Comment: Everything about these appartments are BAD. In the several years that I have rented, this definitely is the worse place. All apartments are falling apart, and when you ask a maintenance technician to come in.... they temporary “fix” a problem instead of replacing a broken or non-fuctioning item. We had a fridge “fixed” about 15 times before it was replaced for not cooling food. Last time we had a maintenance technician give us attitude, coming in for just a fixture. Also management is terrible. I’ve contacted Armando Vargas (Apartment Manager) on several occasions. I asked him when my leaking shower head would be fixed and he had assured me it would be fixed in that day. No one came, and was leaking lots of water. He did not show concern during a time of drought. I also addressed a problem about my neighbors harassing me and litering alcohol cans to the neighborhood. He did not show any concern on that either. According to the Lease Documents, on Section 19... “Any act of threats on the community will lead to termination of lease, in one or multiple occasions” And on Section 17 “ We also reserve the right to exclude anyone who disturbs other residents as well as anyone we reasonable believe represents a potiential threat to other residents” SO THE MANAGER CLEARLY DOESN’T CARE FOR ANY OF THIS.

Comment: Don’t fall for the fake reviews. This place is horrible and I’ll share some feedback about my experience to prevent at least one other person from making the mistake I did.This was the worst place I have ever lived. One month in our garbage disposal stopped working and I was patient regarding the repairs. I never put any pressure on the staff regarding responses to the many repairs that were needed during my time there (one year).We were without a working refrigerator for several days and we had to replace all of our food because the refrigerator went out three months after we moved in. We didn’t mind much and made do with it. However, when I was harassed my another tenant on the property my concern for the lack of care began to rise. I felt unsafe, I felt unwelcome, I felt as is we didn’t matter as a tenant. Packages were stolen from our porch, our car was towed. There were cockroaches crawling all over the complex and in the garages. The have multi families living in units so you’re forced to park on the street where your car gets broken into. There aren’t any street lights so it’s very much a concern walking from your parked car on the street to the complex. There were 10 break ins that I was aware of from street parking. Tenants I spoke to said they voiced their concern too only to be ignored.

Youd also have to probably wait a month to get your washer/dryer fixed because its been weeks and were still waiting. Vandalisms everywhere and people dont return misdelivered packages.

Comment: Can someone put a NO PARKING sign right in front the RED CURB by the 260 garage? ITs been 2 years, every day someone paking their car there, everyone sees but no one do anything. And no one answer me for taking care of it. TOO BAD!!!To the owner: Thank you for telling me to talk to the office. Unfortunately l had contacted the office a few times before l wrote this review! First the manager assistant told me that he would try to reslove this problem. Then the manager emailed me and told me that Amazon workers need to do their job, etc...However the red curb means nothing to the apartment!!! Really dont understand why did your apartment make a red curb there if you think every one needs to park their car there and perfectly blocked my garage??? Or only because of l use that garage ???

Comment: This place is the absolute worst. negative stars. unprofessional from the beginning before we even moved in. the place came so dirty. a RAT ran over my foot during our stay here and rats were spotted many times. when we alerted staff multiple times about the rat health code violations they did nothing over months. the whole community is dirty and unkept. the gate rarely works. there is so much more. we broke our lease early because it wasn’t worth the high rent at all. but the maintenance guys are super nice !

Our apartment is in need of some upgrading honestly, but at least with a great maintenance team we always get the repairs we need, and our rent has stayed affordable. Been waiting for over a month for an agitator will happily give 5 stars again once we have it, would lower even more but realize supply chain issues maybe the cause and I do still appreciate Manny and Linda. I honestly feel bad doing this but these places are not cheap. Wow I almost forgot the security aka tow yard helpers this fool tried to tow me as I was parked behind my own garage and roommates car as I clearly had a car load of items I was in process of taking upstairs. This guy shouldnt have a job when I asked why he would do that he just walked away. Its well known these guys get kick backs from the criminals at tow MO, get new security with ability to think. Now it all I can do not to give one star.

Comment: I couldn’t be more thrilled with windridge hidden hills apartments in Laguna niguel My roommates and I were struggling for months trying to find a first home so we can start a new way of life and all of us we’re coming out of unhealthy circumstances with a time limit as well. They approved us and kindly gave is a chance. They were so patient and understanding. I highly recommend loving here, not only is it a beautiful property it’s in a great area and has amazing perks like a gym, pool, tennis court, etc. i want to give a special shout out to Savannah, the leasing consultant. She was the sweetest and most accommodating person to work with.

Comment: Management and maintenance are absolutely fantastic. The floor plan for the 2bdrm and a garage is fantastic! I have lived here on and off three times for five years each. I even bought a home with their equity apartments program. My only dismay is some residents just dont care about other neighbors nor keeping their community clean - they throw their trash anywhere they choose (maintenance does do morning litter pickup) and some dog owners dont bother to pick up their dogs poop at all, even though there are free poop bags stations everywhere provided by management! When I was harassed by a neighbor, management took care of it immediately! Otherwise, Ive been here going on four years, and most neighbors are nice and the children are nice and respectful. This is a very beautiful place to live - its just some residents need to live in a trailer park instead of messing up our beautiful city and complex.

Comment: Really had no complaints about living there - apartment and community was great aside from bad parking (typically a problem anywhere).What I did have a problem was that the leasing office served my family an EVICTION notice for violating a rule regarding using your garage as storage. Guilty? Yes. That being said, what made the leasing office hypocrites is that there were MULTIPLE other tenants near my garage that were doing the exact same thing and had not received any sort of violation notice.

You need a work order done, the maintenance team has it done in no time at all. Mitchell, Fanny, and Linda in the office answer any questions or concerns you may have and are always so happy. The Manager Armando is always professional, knows residents and tries to keep good relationships with all of them it seems. He really is one of a kind!!

Comment: I have lived here shy of 2 years and i absolutely enjoyed my stay!! Every time I had an issue/request it was addressed within a timely manner. Im not kidding!With my experience living here Ive felt like the whole office staff genuinely cares and wants to help you with any issues or concerns. With my personal experience Ive always felt open and comfortable speaking with Linda Siqueiros in particular. Shes very attentive to her emails, doesnt judge and always tries to find a solution not make you freak out and stress more!!!! :D Maintenance is absolutely great as well, Antonio is willing to go above and beyond to make sure you are fully satisfied with fixes. The whole team at Windridge ARE definitely not lazy (like some other complexes) I always felt safe with my surrounding neighbors, they have a good mixture of cultures/races which i think is totally awesome as well!!!! If your looking for a friendly, safe, clean, spacious complex then this is the spot for you!!! :)

Comment: I’d give 0 stars if I could. My experience here has been absolutely miserable. management has treated me horribly since day one. Extremely unprofessional. Maintenance enters my apartment without permission. My locks were changed on me 5 days before my lease was up without being informed. I was locked out of my OWN apartment that I PAID RENT FOR. with my 5 year old daughter. I had rats in my garage the entire time I lived here, and they refused to fix the issue. The rats destroyed everything stored in my garage, including my car. Caused thousands and thousands of dollars of damage to my car. I was given another garage for a few days and then asked to move back to my garage, I asked if the issue was solved they said yes. Parked my car in and the first night back, woke up to more chewed up parts in my car. My entire car is destroyed. There is trash covering the entire complex, it is disgusting. The gate remote is always breaking & im constantly getting locked out of the complex late at night for hours until a car drives through. Unless you want to be put through hell I suggest you find a place elsewhere. I’ve lived in many apartments and nowhere has came close to being as horrible as this place.

Comment: This place is in one of the most beautiful parts of California, nestled amongst wild rugged canyons and Hills, lots of rugged and natural, native California Terrain, but close to the beach, great restaurants and shops and PCH, the apartments are excellent, multiple large Windows, skylights, vaulted ceilings, multiple decks, full-size kitchen with all appliances, garden terrarium window and home size laundry room, air conditioning, garage, swimming pools, Spa, has tennis courts, doesnt get any better.

Comment: I love the location and the fact that Ive got a garage and full size washer and dryer in its own room but the maintenance is lazy and never finishes anything in a timely manner. They cut a hole in my bathroom wall about 3 months ago and did a lousy job covering it up. They said they would be back to patch up the hole but they never came and Im currently waiting just about 3 weeks for a request I made January 1st. They emailed me once asking when they could come since they do not have permission to enter while no one is here. I responded and still I have yet to hear back from anyone. Its disappointing to pay as much as we do to get the bare minimum. We want to renew for a 3rd year but at this rate we might just try and find somewhere else...

Comment: The walls are thin and living by the pool can be tough with all the kids screaming and playing, but other than that it’s a nice little family based neighborhood. The staff/maintenance is great and always willing to fix anything on a timely manner. Antonio is super friendly and very helpful whether it be asking about my day or doing handy work perfectly the first time around! Menny is also very friendly and very quick to help out with anything we need in the apartment and makes sure we are satisfied!

Comment: This is the worst place to live. Average turn around for maintenance repair is 8 days and that’s after you have called several times. Parking is a nightmare! You register 2 cars for 1 pass to share and is you forget the pass in the other car they tow you! So why even register the car if they just tow and don’t check????? $400 tow bill. We only just moved here in August 2017 and can’t wait to get out of this horrible place!

Comment: I normally don’t take the time to write a review about an apartment complex, but this place is so terrible that I find it necessary to warn people before they decide to live here. We had problems with this complex from the very beginning. First, they pushed back our move-in date TWICE because our apartment wasn’t ready in time. It made it really hard to try to explain to our prior apartment complex why we couldn’t move out on the pre-designated date due to Windridge’s poor planning. When we did move in, the place smelled like dog and there was fur EVERYWHERE. My sister and I spent the night cleaning the apartment that had supposedly been cleaned already by a cleaning team. To give you an idea of why I don’t believe them: there was fur on the counters, dust and cobwebs on the ceiling, mold in the bathroom, nails sticking out of the new carpet, the kitchen drawers and cabinets were sticky and couldn’t even open and shut all the way, the microwave had a broken handle (but they said they wouldn’t replace it because it wasn’t completely broken), and the paint was clearly just painted over whatever stains were on the walls before. It took over a month to get all of these issues fixed, and even their fixes weren’t very satisfying. They painted over the mold and poor paint job throughout the apartment, they dusted what they could in the bedrooms (we were already moved in so our furniture was already set up), and they filed down the cabinets so that they wouldn’t be as difficult to open. The only thing that they did replace was the microwave, after several emails and personal visits to the office. By the way, Fanny is no help at all, and is really rather rude and condescending. Parking is a nightmare, how does it make sense to have only one parking pass and garage for three-bedroom apartments that can house up to 6 people? The apartment set up itself isn’t exactly genius either, it’s really inconvenient having to go through someone else’s bedroom in order to do laundry. And the trash bins are disgusting, and of course there’s a huge raccoon and rat problem, which I’m pretty sure is a health violation that the owner is supposed to take care of. And to top it all off, this is not a smoke-free complex, so whenever our lovely downstairs neighbors decide to come outside for a smoke, we have to shut our windows and slide doors to keep the smoke from coming into our home. I wouldn’t recommend living here if you can afford to move somewhere farther than Laguna Niguel. It’s a terrible set up, it’s overpriced, the maintenance and office personnel are never on the same page the people are inconsiderate, and the environment overall is uncomfortable at best. I can’t wait to leave and never come back to this god awful place.

Comment: RENTER BEWARE! turnover here is horrible, people are moving in and out all the time. Sheriffs are here multiple times every month almost every weekend 2-3 sheriffs units will be at Windridge. Management basically bills you for renovation of the apartments when you move out. Armando says you will be billed for cleaning the apartment out of your deposit then waits until after all the renovations are done then they use your money to pay for the new tenants move in cleaning. Safety/Security lights are out for weeks/months, visit the complex at night, then ask yourself do you feel safe having your wife or daughter out by themselves ? The east side of the complex is worse then the west side. The Manager of the property recently moved his family to the west side from the east side, his neighbors dryer went out a couple of months after he moved and I persoanlly watched the maintence men bring the brand new dryer to his apt, then take his used dryer to his neighbor who had the broken dryer.If your disabled the west side only has 2 handicap spots for 12 buildings (about 140 apts) 2 Handicap spots. The east side has 7 for the same amount of buildings and the Managements response is we have the right number of handicap spots so were not going to add any to the west side.Count on a rent increse of 8-10% annually. They send you a new lease and the new rate is more then 80% of the empty units available but if you want to switch to one of the vacant units that are $100-$150 less then what they want you to renew your lease for they require another deposit and a $250 SERVICE FEE. Forget to put your parking pass up one night and your car will get towed, no warnings and its around $250 to get your car back, even if you go out before the tow truck drives away they charge you about $200 for hooking up your car and the tow company lot is in Laguna Beach off the 133 to get it ( NOT CONVIENET). Our AC unit leaked into the walls and floors whcih caused damage to the wood floors just after renewing our lease and they brought a comercial blower in and said it needs to run a couple days (VERY LOUD) and ended up being 4 days, management was aware of it, later the floors started expanding, I let them know and said you can wait to repair them until after I move, just dont charge me for them and I was told not to worry, I even spoke to the regional manager about it. After I move out I get my final statement of deposit and they are charging me over $1000 for replacing the damaged wood floors saying it was done by my trained service animal not the leaking ac unit. I am disabled and home with my dogs 95% of the time, they let me know if they neeed to go out. Ask any of my neighbors, I walked my dogs 4 times a day, Morning afternoon evening and right before bed.YOUVE BEEN INFORMED THESE ARE ONLY A COUPLE OF THE EXAMPLES/ISSUES THAT I DEALT WITH, THERE ARE MORE ~~ I AM SHARING MY OPINIONS AND OBSERVATIONS OVER THE 2 YEARS I WAS AT WINDRIDGE. I WAS IN MANAGEMENT FOR OVER 30 YEARS PRIOR TO GETTING INJURED AND IF A MANAGER OR EMPLOYEE THAT WORKED FOR ME TREATED OUR CUSTOMERS THE WAY I WAS TREATED AT WINDRIDGE THEY WOULD HAVE BEEN FIRED THE 1ST 90 DAYS I WAS IN CHARGE.

Great place for a family including pets. Everything else about the apartment is pretty great. Comment: Ive lived here for two years now, and overall I like it here. However there are a few HUGE deal breakers. First is the parking, its the worst parking situation Ive ever dealt with. Its one thing to not have any guest parking, but when residents cant find parking theres a problem. Imagine working hard all day, finally making it home after sitting in traffic to drive around your community for an extra 15 minutes trying to find a spot. Most people end up parking anywhere, in front of the trash bins, on the red curbs even blocking the garages. Which leads to point #2, most residents have stopped caring. The complex is nice, the apartments are nice, the staff care, but the residents dont, they leave their trash on the floor NEXT to the bins, Ive even had discarded mattresses laying on my garage door, then my wife cant pull into the garage many times because people park in front of it due to there being no spaces available. Its such a headache that it ruins an otherwise pleasant living arrangement. 2.5 stars
